Ghost hunting terminology?

Are there labels to differentiate indirectly witnessed phenomena (noises, open cupboards) and directly witnessed (moving objects, apparitions) ?

Perhaps eye witness or witness after the fact? Not sure if there is specific ghost hunting terminology, but perhaps legal terminology could be applied pertaining to how a witness witnesses something.

More importantly, how does one differentiate sounds made by ghosts from sounds made by mundane sources? Attributing anything to ghosts without first controlling out all other possibilities is arguably a perceptual miscue.
